The Laboratory
The ESPI2R (ESPI Réflexions et recherches) Laboratory was launched in March 2017 following a decision by the Scientific Committee.
The group concentrates its work on two areas of research.
The first area is called Regions, planning and new centralities. It focuses primarily on how the structure and organisation of regions are being transformed by changes in public policy on the one hand and by the digital revolution on the other.
In France as in other countries, town and regional public planning policies have made environmental protection their main objective, which is broken down into more specific objectives, including the battle against urban sprawl and residential intensification as a consequence. With this in mind, ESPI2R has launched an initial phase of research exploring the legal mechanisms that encourage the intensification of building constructions and the results of such mechanisms. The research group has also begun work on studying the functional and social diversity of spaces as a way of making towns and cities more inclusive places to live in.
The digital revolution has had an impact on the real estate industry in various ways, but especially through disintermediation, which has transformed markets and resulted in the appearance of new products and services coming out of the collaborative economy. Our second area of research is called Real estate, markets and environment. It explores these new products and services and how they are revolutionizing the real estate profession. Our work in this area is not just restricted to the impact of the digital revolution, even if this is seen as having a major influence. The team also takes a wider look at a range of transformations that have an effect on real estate products and professions.

Our research team
When the research group was created in March 2017, there were initially three professors in our team, including a legal expert at the Marseille campus and two economists based in Paris. At the beginning of the 2018 academic year, we recruited 5 new members thus boosting our work and developing the group’s multi-disciplinary nature.

Research area 2 – Real estate, markets and environment
Our work concentrates primarily on new forms of workspaces arising from the digitalisation of society, on the legal constraints this imposes on the international development of business organisations, as well as on the circular economy. The team has already made, or is preparing to make, presentations on these themes at research conferences.
